POOL & TENNIS
Tennis Courts are open from 9am to 10pm daily. Please adhere to rules posted on the gate entrance. Please remove any trash after use. Be mindful of your time on the courts and any other neighbors waiting to use them.
The Kirkstone Pool is open from 9am to 10 pm daily. The pool will be open to all residents, who are current on their dues. See information on how to order a pool replacement key card and cost below. Report all lost pool cards to our dedicated property manager, Tristan Payne, at tristan@atlantacommunityservices.com immediately, so they can be deactivated. Do not share your card with anyone or let unknow people follow you into the pool area.
Suspicious or dangerous activity should be reported immediately. Please contact the police directly. As a member of the HOA, it is your responsibility to alert the proper officials of these situations in the pool area or anywhere in our community. The non-emergency number for the Gwinnett County Police 770-513-5700 and is posted at the pool entrance. For emergencies involving the pool itself, please call ACS at 470-695-0703, or after business hours through their emergency line at 770-785-2728.
Pool/fecal Contamination is a very serious situation at the pool. If you ever find feces in the pool, you MUST follow these steps:

1. Alert anyone who is in the pool area of the fecal matter, and request that they exit the pool.
2. Contact our pool vendor directly at 770-972-3111 to notify them.
3. Post a temporary sign on the pool gate stating the pool is closed due to fecal or other contamination.
All of these steps are very important to ensure the safety of our entire community.
KIRKSTONE COMMUNITY POOL RULES

The board reserves the right to amend the rules and guidelines at any time. Any changes will be communicated on our community website, posted on the pool gate, and bulletin board. The rules listed below are in addition to our standard pool rules, unless in cases where they supersede the current rules.

Owners and occupants who have been diagnosed with COVID-19, been knowingly exposed to anyone suspected or confirmed with COVID-19 or are experiencing common symptoms of COVID-19 including, and without limitation, fever, cough, shortness of breath, any other flu-like or cold-like symptoms are NOT PERMITTED to use the pool, pool facility, or tennis courts

Close umbrellas after use. (Several new pieces of pool furniture are expected to be delivered the week of Memorial Day.)

The pool MUST be accessed only by access card. Anyone found climbing the fence will be asked to leave immediately. The pool gate must be closed after you enter and exit and is not to be propped open.

Use of recreational facilities is at your own risk. Kirkstone HOA/Management will not be responsible for injury or illness.

GUESTS ARE LIMITED TO 5 PER HOUSEHOLD. There are to be no parties or large gatherings.

The pool occupancy limit will be 65 people. If we are at the limit, please wait to enter the pool area.

AMENITY ACCESS
POOL CARDS & TENNIS COURT KEYS
Pool replacement cards are $100.00 each and Tennis replacement keys are $10 each and can be purchased by depositing the funds into your ACS account (button below) and then emailing our dedicated property manager, Tristan Payne, at tristan@atlantacommunityservices.com to notify ACS of your replacement request, OR you may mail a check to the management office at 6150 Southard Trace, Suite 202, Cumming, GA 30040, ACS will mail your new card and/or key to your home address. (Check should be made payable to Kirkstone HOA.)
If your card does not work please log on at our property management’s (ACS) website (button below) and check your HOA account balance. You may make an online payment which will be posted immediately. Keep in mind, all credit card merchant fees are passed on to the owner at the time of the transaction as the Association does not cover merchant fees. Once your account balance is -0- you must contact our dedicated property manager, Tristan Payne, at tristan@atlantacommunityservices.com and provide your card number so it can be reactivated.
Annual HOA Dues
Annual Dues are $550. $275 is due on January 30th and late on February 15th (Late fee is 10%). $275 is due on March 30th and late on April 15th (Late fee is 10%) Payments can be made online (below) to our property management company, Atlanta Community Services or by mailing payments to:

ACC REQUEST:
Please remember if you are planning to make changes to your home or yard, you need approval before you start the project. This would include changing your paint color, cutting trees, adding a fence or pool, etc.
All Guidelines and bylaws can be found under the DOCUMENTS section of the ACS website.
To submit a digital ACC Request, you must be registered at the ACS Member Portal (use your house number as your account number for registering), once logged in click on the ACC Request tab on the top menu bar and complete the online form and hit submit. This could take up to 30 days, so please submit your request in advance of scheduling your project, please upload photos and/or drawings, and provide materials related to your project.
The ACC Committee will digitally review and approve all requests, you will be able to see live updates online at the above ACS owner portal and will receive a formal letter by email or mail after approval.
